At any given time there are over
300 investment
properties actively listed in the Long Beach area alone.
There are two primary ways that you can search
for listings on your computer. The first is our new Southern California
Multiple Listing Service (So Cal MLS) search engine (below). The So Cal
MLS is probably the most complete database of listings, but not all listings
will appear there. The second searchable database is LoopNet. Listings on
LoopNet are placed there by agents who pay to have their offerings listed.
Many agents are not aware of, or choose not to participate in, the LoopNet
service. As such, the number of listings on Loopnet is limited. However,
browsing both databases is definitely worth your while because each will have
some properties that are not listed on the other. But even browsing both
listing services can't give you the whole picture because many properties
change hands before they ever reach the listing services. Many times we will
have properties available that but for whatever reason the seller does not
want the property to appear on the listing services. These are referred to a
"pocket listings" and the only way to know about these is to contact
